Question: Describe how you control completion schedules on a project.
All schedules are controlled through our rapid communications protocols outlined above. Schedules are managed everyday from the project site. Subcontractors are closely followed to assess which are onsite as planned and those that may be behind their schedules. Corrective actions are taken immediately and plans are set with the offending subcontractors to return them to compliance with their requirements and schedule. Specific language is written in the contracts of prime contractors to allow MIC to remove any contractor that does not perform up to contractual obligations.
Question: Describe what role you take with regards to the project's budget?
Total project budgeting is included in MIC’s scope of work for the project and implemented during the Pre-Construction Services phase. It is expected that MIC will provide three to four budgets as drawings are revised to completion. Our project teams all project meetings with senior level project sponsors and the architect providing input and guidance on budget elements.
Mr. Kintop, the President of MIC Construction is highly qualified to value engineer construction elements of a project offering alternates to the scope that meet the desired results while remaining within or below budget expectations. Additionally, MIC provides Project Sponsor and Construction contingency reporting each month to assure that all possible savings or requested additions are considered and documented.
Question: Describe how you integrate occupancy and warranty assistance with the Owner and Architect.
The issue of occupancy is handled directly by MIC who will also provide Warranty work. MIC conducts its own “pre-inspections” for occupancy to assure that inspections will yield the desired outcomes.
Our project team will assure that all building code requirements are followed and all prime contractors know what is expected by the inspector. Our pre-qualification protocols for prime contractors is an integral part of assuring occupancy standards are met and warranty work is maintained at minimum levels avoiding disruptions to fire station operations.
Question: Explain how your firm can control and save costs on this project.
Cost control is everyone’s concern and we always look at the budget as if was our money. Our experience in public projects tells us that one of the most important elements of cost control is a good set of drawings.
Our subcontractor bid processes call for interviews with the lowest bidders to confirm scope and their ability to honor their bid. With the owner’s approval, we have allowances built into the bid which allows for the normal project change orders. Allowances, change orders, and required back charges allow us to keep in budget. |
