Process:
Owner hires architect and C.M. at the
same time. Architect and C.M. work together on design,
cost, constructability, and schedule. Owner or C.M.
bids and holds contracts.
Project approach:
Construction Manager will:
- Act as Advisor (project contracts are held by owner)
or As Constructor (project contracts are held by
M.I.C.)
Owner's choice will depend on risk and contractual
considerations
- Schedule pre-construction phase
- Be responsible for cost estimating and cost control.
- Perform value engineering and life cycle costing
- Perform constructability analysis
- Prepare bid packages
- Award projects to subcontractors
- Manage construction sequence
- Be responsible for general conditions, safety, quality
control, and site management
- Manage construction costs, construction accounting,
and lien avoidance
- Execute closeout procedures from the beginning to
completion
