Process:

Owner hires architect and C.M. at the same time. Architect and C.M. work together on design, cost, constructability, and schedule. Owner or C.M. bids and holds contracts.

Project approach:

Construction Manager will:

  • Act as Advisor (project contracts are held by owner) or As Constructor (project contracts are held by M.I.C.) Owner's choice will depend on risk and contractual considerations
  • Schedule pre-construction phase
  • Be responsible for cost estimating and cost control.
  • Perform value engineering and life cycle costing
  • Perform constructability analysis
  • Prepare bid packages
  • Award projects to subcontractors
  • Manage construction sequence
  • Be responsible for general conditions, safety, quality control, and site management
  • Manage construction costs, construction accounting, and lien avoidance
  • Execute closeout procedures from the beginning to completion
